The gate comes free, for every society.

The guard enters a walk-in’s name, purpose and photo, and the resident approves or refuses from their phone. No answer in 60 seconds, and the guard’s screen shows the entry refused. Guests with a pre-approved QR pass are scanned in.

Everything belongs to a unit.

A flat, a shop, an office or a villa — every bill, receipt, share certificate and gate pass is tied to one. On the 1st, the bill run raises each unit’s maintenance from the billing heads the committee set: fixed amounts, or a formula on carpet area.

A payment lands in the books, not just in a list.

The resident pays the society’s own UPI ID from the bill and enters the transaction reference. The office matches it with the bank statement and confirms it. The receipt and the journal entry post together, and the bill shows what is left to pay.

The registers keep themselves, because the records do.

The register of members, the share register and the nomination register are generated from the same membership records, headed with your state’s co-operative law. When a unit is sold, the transfer archives the old member and endorses the share certificate. Nothing is deleted.

The difference

A payments tab is not a set of books.

Your auditor does not ask whether residents paid through an app. They ask for the ledger, the bank reconciliation, the register of members and the share register. That is what Parisar keeps.

Four things decide how smooth the first month is. Having them ready saves the committee a second round.

  • Your unit numbering, decided first

    Unit numbers are printed on every bill, receipt and share certificate and cannot be changed afterwards. We agree the convention with you before anything is created.

  • Each member’s email address

    Residents sign in with a code sent to their email. A resident without one cannot sign in yet — the portal lists exactly who, so it can be fixed before launch.

  • How maintenance is calculated today

    Fixed amounts, carpet-area rates, parking, sinking fund — whatever your heads are, they become billing heads.

  • Opening balances

    What each member owed on the day you start, so the first bill is right.

Questions

What committees ask first.

We already use a gate app. Can we use Parisar only for accounts and registers?

Yes. The gate is part of the Free package, but nothing requires you to use it. Older societies without a clubhouse often need the books and registers far more than another gate app — that is exactly the Finance package.

How do residents sign in?

With their phone number and a 6-digit code sent to the email address the society has on record. There is no SMS today, so a resident without an email address cannot sign in yet. The committee portal lists exactly who is in that position so it can be fixed before launch.

Do all residents have to use the app?

No. Bills are raised for every unit either way. A resident who pays by cash, cheque or bank transfer is recorded against their bill by the treasurer, and gets a receipt just as they would for a payment in the app.

How do residents pay maintenance?

From the bill in the resident app, by UPI to the society’s own UPI ID. They enter the transaction reference, the office confirms it against the bank statement, and then the receipt and the ledger entry post. The money goes straight to the society, not to IntelAct. Cash, cheque and bank transfers are recorded by the office as today.

Can maintenance be charged on carpet area?

Yes. Billing heads can be fixed amounts or formulas — for example a rate per square foot of carpet area plus a charge per parking slot. Late-payment interest follows the policy the committee sets.
